Percentage Fee
Initially, an estimate of the overall build cost (ex. VAT) is made and our fee is taken as a percentage of this figure e.g. 6% of an estimated contract sum of £250,000.
Percentages vary depending on the value and nature of the work. The whole fee is broken down into stages with payments due at the end of or during each stage and adjusted as costs become more certain.
Fixed Fee
This is a simple method in which a fixed cost is agreed for each stage of work. We use this method regularly as it provides some degree of assurance to clients, particularly on residential projects. This is used mostly for smaller projects such as extensions and bespoke housing or short term agreements where the scope of work is predictable.
Lump Sum
Similar to above Fixed Fee method, this is used where the scope of work is predictable and the project is short term.
Time Charge Basis
This is best used when the scope of works is either short term or unpredictable. Upper limits can also be agreed for this fee structure.
A combination of the above methods of calculating fees can also be used e.g. hourly rate for outline or feasibility proposals and a percentage agreement for the remainder of the project should you take the project further.
Construction Costs & Budget
Construction costs and your overall budget for a project can be different. The overall budget will include all professional and legal fees and expenses, the statutory charges for applications for planning consent and building warrants, a contingent sum for unforeseen events and other costs such as furniture, equipment, land acquisition, finance charges and VAT, in addition to the construction costs.
