Garden Rooms & Huts
Many domestic clients are seeking to add a little extra functional space to a property. This can be easily achieved through the construction of a garden room to provide an office, spare room or additional outdoor living space. Often, the modest size of a small building such as this means that no planning permission is required – the structures are ‘permitted development’. More information on permitted development in Scotland can be found here.
New legislation on hutting in Scotland came into force in 2017. This has opened up opportunities for small rural structures to be created for intermittent use by individuals. Essentially, this is creating a network of small holiday homes in some magical locations. While the size of the structures are once again limited, they benefit from less restrictive legislation in terms of planning and building warrants. A comprehensive guide is available here.
