This will explain what’s involved at each stage and will give you an indication of what to expect throughout the course of a project. This is a typical full design service, however, we can tailor this to meet the needs of any individual client or project.

Stages 1-2  Preparation of Brief & Initial Design

  • Prepare client brief
  • Carry out measured building & land survey
  • Acquire any existing plans, maps and data
  • Draw survey and produce in a digital CAD/BIM format
  • Prepare sketch designs and proposals for discussion

Stage 3  Scheme Design and Planning Application

  • Develop above proposals
  • Prepare Planning Application
  • Execute any pre-application discussions
  • Submit formal Planning submission
  • Liaise with Local Authority to decision

Stage 4  Detailed Design and Building Warrant

  • Prepare detailed working drawings and specification
  • Liaise with and appoint Structural Engineer and other specialists
  • Make formal Building Warrant Submission
  • Liaise with Local Authority to achieve Warrant approval

Stages 5-6  Production Information and Tender

  • Prepare additional specification and detailed drawings
  • Prepare tender documents and contract for tendering
  • Reply to contractor’s questions
  • Prepare a tender report
  • Accept tender and agree start date

Stages 7-8  Site and Contract Operations

  • Inspection of Work on site
  • Answer queries from the Contractor with regard to technical issues
  • Prepare valuation certificates at suitable intervals
  • Apply and maintain records of retention sums
  • Maintain records of any changes to the contract
  • Issue Practical Completion and other relevant certificates as necessary
  • Liaise with Building Control with regard to issuing of certificates
  • Inspect project after 3-6 months defects liability period to check any defects
  • Instruct Contractor to make good the defects
  • Prepare final account & close project
